    Bedford is a significant growth area and approximately 10,500 new homes are planned by 2021 with a further 19,020 new homes planned by 2035.

    Location — within the Oxford/Cambridge Arc
    The site is located within the industrial quarter of the new 750 acre mixed-use settlement at Wixams, situated 4 miles south of Bedford town centre, and approximately 56 miles north of London and 74 miles east of Birmingham.

    The town sits within the Oxford/Cambridge Arc, planned to benefit from significant infrastructure improvements and up to 1 million new homes planned by 2050. The site is strategically located, with access provided via The Causeway, which provides direct access to the A6 dual carriageway, and the A421, which offers access to the M1 to the west (10 miles) and the A1 to the east (9 miles).
